This incredible property is located on the banks of the river, in the heart of town just off Columbia Street, with a perfect view of the famed whitewater park that is a hallmark of the Bend summer scene. The owners approached us in the spring of 2023 specifically to discuss our marketing strategy as they had seen our brand online extensively and were looking for something to ensure exceptional exposure for their special lot. The property had been listed the previous summer and into the fall for 224 days and expired with that broker after virtually no onsite showing activity or authentic inquiries.

 

Together, we created a custom marketing strategy that we could implement for the duration of the summer to maximize exposure online in addition to a healthy price drop. This included guerilla tactics such as QR codes on signs to capture activity on the river with those floating by – as well as digital tactics such as targeting certain zip codes for waterfront-style buyers.

 

In the end, we were able to deliver a sale in just 23 days during the peak summer season at a price that was within the framework the sellers had in mind for a win-win among all parties involved!
